The roof on your home has a critical job, and doing that job requires the roof to be in good condition. Maintaining the roof on your house is essential and can be the difference between the roof leaking during a storm and you finding problems early so that you can make repairs before the weather gets in. 

Inspecting the Roof

Most people are not going to want to climb up on the roof of their house to check the condition of the shingles or roofing material, but there are some things you can see from the ground that can be indicators of a potential roofing problem. If you notice these problems, you can have a professional roofer come and inspect the roof and determine if there is a problem with your roof. 

Loose Shingles

Often, the first sign of a problem is loose shingles that are either laying on the roof or that have come loose and blown into your yard. The shingles can loosen over time, and once a few come loose, gaps open in the roofing where those shingles were. Water can get in through the gaps and cause damage under the shingles that can require replacing the shingles and the wood roof structure underneath. 

If you can see loose shingles on the roof, call a roofing contractor and have them check the roof right away. Putting it off can result in damage that will cost much more than fixing the roof right away. The cost of some repairs to the roof is cheaper than waiting and having to replace the entire roof, the underlayment, and potentially the ceilings inside the house if the roof starts leaking. 

Sagging Roof Lines

The roof of your home should not be sagging. If you look up at the roof and see that it has a noticeable sag in the center of the roof, you may have a problem that needs addressing right away. In most cases, a sagging roof is the result of damage to the roof underlayment or plywood that is under the shingles on your roof. 

The sag may indicate that that plywood is rotted and needs replacing. In order to replace the underlayment, the roofing material needs to come off so that the contractor can remove and replace any plywood that is no good. If you are taking the time to strip the roof, it is a good idea to replace the plywood on the entire roof, but it is not always necessary. Your contractor will be able to determine the extent of the damage once the old roofing material is removed from the home.
